BASIX

The Building Sustainability Index (BASIX) aims to deliver equitable, effective water and greenhouse gas reductions across the state. BASIX is one of the strongest sustainable planning measures to be undertaken in Australia.

BASIX is implemented under the Environmental Planning and Assessment Act. BASIX applies to all residential dwelling types and is part of the development application process in NSW.

BASIX is assessed online using the BASIX assessment tool. The tool checks elements of a proposed design against sustainability targets.

BASIX promotes three areas of compliance:

  • Water – In order to obtain a BASIX Certificate confirming compliance with the NSW Government’s sustainability requirements, a residential development proposal is required to use up to 40% less potable water than the average home ‘pre-BASIX’ home benchmark of 90,340 litres of water per person per year or 247 litres per person per day
  • Thermal Comfort – BASIX assigns the maximum heating and cooling loads to a dwelling according to the NatHERS climate regions based on postcode. Each region has a set of weather data representative of the climate at that location. The weather data has been chosen to be useful for thermal simulation with suitable daily and seasonal averages and variability
  • Energy – BASIX sets Energy targets to deliver greenhouse gas reductions for the NSW community. BASIX Energy targets vary, depending on the type and location of home you are building. These variations ensure BASIX remains cost-effective and fair to everyone.

NatHERS

The Nationwide House Energy Rating Scheme (NatHERS) provides energy ratings for new dwellings. This is helping create energy efficient, resilient and comfortable homes for the future that cost less to run.

NatHERS is a simulation method used in conjunction with BASIX to provide a compliant Thermal Comfort rating. By using a NatHERS simulation method, a wider selection of building materials, shading devices and insulation can be nominated, often reducing the need for improved glazing and other added building costs.

What do you need to prepare my BASIX & NatHERS?

At a minimum, to prepare your BASIX & NatHERS report I need your architectural plans including a clear material and window schedule.
